TERMS & CONDITIONS

Last updated: 8 October 2026

These Terms & Conditions apply to purchases made from The Housing Edit through our website and, where relevant, other sales channels operated by us.

1. ABOUT US

The Housing Edit is a trading name of The Housing Outlet Ltd, a private limited company registered in England and Wales.

Company number: 17061809
Registered office: Unit 1–2 Belgrave Industrial Estate, Honeywell Lane, Oldham, OL8 2JP, United Kingdom
Email: thehousingoutlet@outlook.com

References in these terms to “The Housing Edit”, “we”, “us” or “our” mean The Housing Outlet Ltd trading as The Housing Edit.

2. THESE TERMS

Please read these terms before placing an order.

By placing an order with us, you agree to these Terms & Conditions together with our:

  • Return & Refund Policy
  • Shipping Policy
  • Privacy Policy

Nothing in these terms affects your statutory rights as a consumer.

3. OUR PRODUCTS

We make reasonable efforts to ensure that product descriptions, dimensions, photographs, colours, prices and specifications on our website are accurate.

Colours and textures may appear slightly different depending on screen settings, lighting and the natural characteristics of upholstery materials.

Minor variations in fabric texture, filling distribution and appearance may occur as part of the characteristics of upholstered furniture.

These variations do not affect your rights where goods are faulty, materially different from their description or otherwise fail to meet applicable consumer law.

You should check all product dimensions and access requirements carefully before ordering.

4. PLACING AN ORDER

When you place an order, you are making an offer to purchase the products in your basket.

After your order is submitted, you will normally receive an order acknowledgement. This confirms that we have received your order but does not necessarily mean that we have accepted it.

A contract between you and us is formed when we expressly confirm acceptance of your order or confirm that your order has been dispatched.

We may refuse or cancel an order before acceptance where, for example:

  • the product is unavailable;
  • payment cannot be authorised;
  • there is an obvious pricing or product-information error;
  • delivery cannot reasonably be made to the address supplied; or
  • we reasonably suspect fraudulent activity.

If we cancel an order after taking payment, we will refund the relevant amount.

5. PRICES AND PAYMENT

All prices are shown in pounds sterling (£).

The price payable is the price displayed when you place your order, subject to correction of an obvious pricing error before we accept your order.

Any applicable delivery charge will be shown at checkout or otherwise confirmed before your order is completed.

Payment must be made using one of the payment methods available at checkout.

Promotional codes, discounts and offers may be subject to additional conditions and may be withdrawn or changed in accordance with those conditions.

6. STOCK AND AVAILABILITY

Many of our products are released in limited quantities.

Displaying a product on our website does not guarantee that it will remain available.

If an item becomes unavailable after you order, we will contact you as soon as reasonably possible and offer an appropriate solution, which may include a refund.

Where a product is sold on a pre-order basis, the estimated lead time will be communicated separately.

7. DELIVERY

Our current delivery arrangements are explained in our Shipping Policy.

For in-stock sofas, we generally aim for delivery within 2–5 working days, but this is an estimate and not a guaranteed delivery date unless we expressly agree otherwise with you.

Delivery may be carried out by a specialist third-party furniture courier acting on our behalf.

You must provide accurate delivery and contact information and tell us about any relevant access restrictions.

8. ACCESS

Before ordering, you are responsible for checking that the product will fit through your:

  • doors;
  • hallways;
  • staircases;
  • lifts;
  • entrances; and
  • intended room.

You should tell us in advance about restricted access, parking restrictions, narrow entrances, stairs, lifts or other circumstances that could affect delivery.

If a delivery cannot be completed because reasonable access has not been provided or an important access restriction was not disclosed, you may be responsible for the reasonable direct cost of redelivery.

9. RISK AND OWNERSHIP

Responsibility for the goods passes to you when the goods are delivered into your physical possession, or into the possession of a person you have identified to receive them on your behalf.

Ownership of the goods passes to you once we have received payment in full.

10. CANCELLING AN ONLINE ORDER

For orders made online, by telephone or through another distance-selling method, you normally have the right to cancel within 14 days after receiving the goods, without giving a reason.

After telling us that you wish to cancel, the goods must normally be returned within the applicable statutory period.

Full details, including return collection costs for bulky furniture, are set out in our Return & Refund Policy.

Where you validly exercise your statutory cancellation right, we will refund the amount due in accordance with applicable law, including the cost of our standard delivery service where required.

11. RETURN COSTS

Our sofas are bulky goods and cannot normally be returned using ordinary postal services.

For a non-faulty change-of-mind return, you are responsible for the direct cost of returning the goods where we have informed you of this before purchase.

You may arrange a suitable insured furniture courier yourself or, where available, ask us to arrange collection.

Further details and indicative collection costs are contained in our Return & Refund Policy.

12. PERSONALISED OR MADE-TO-ORDER PRODUCTS

Where we offer a product that is genuinely made to your individual specification or clearly personalised, the usual statutory change-of-mind cancellation right may not apply.

Where this applies, we will make this clear before you place your order.

Choosing from our normal stocked colours, modules or standard configurations does not automatically make a product bespoke or personalised.

13. FAULTY, DAMAGED OR INCORRECT GOODS

Your goods must be of satisfactory quality, fit for their normal purpose and match their description.

If you receive goods that are damaged, faulty, incorrect or otherwise fail to meet your statutory rights, please contact us at:

thehousingoutlet@outlook.com

Please provide your order number and photographs where possible.

We will provide the remedy required by applicable consumer law, which may include repair, replacement, price reduction or refund depending on the circumstances.

Any request that visible transit damage be reported promptly is intended to help us investigate the issue with our courier and does not limit your statutory rights.

14. WARRANTIES

Any commercial warranty stated on a product page applies in addition to your statutory rights.

Where a product is advertised with a structural or other manufacturer warranty, the applicable scope, period and exclusions will be those stated for that product.

Normal wear and tear, accidental damage, misuse, improper handling or transport, commercial use, stains and other matters expressly excluded from a product warranty may not be covered by that commercial warranty.

A commercial warranty does not replace or reduce your rights under consumer law.

15. SHOWROOM PURCHASES

The statutory cancellation rights applying to distance sales do not normally apply merely because a customer changes their mind about a purchase completed in person at a showroom.

This does not affect your rights where goods are faulty, not as described or otherwise fail to meet applicable consumer law.

Any additional voluntary return rights offered for showroom purchases will be explained at the time of purchase.

16. PRODUCT CARE

Customers should follow any care, maintenance and cleaning information provided with the product or on the relevant product page.

Damage resulting from inappropriate cleaning products, misuse or failure to follow reasonable care instructions may not be covered by a commercial warranty.

17. OUR LIABILITY

Nothing in these terms excludes or limits liability where it would be unlawful to do so, including liability for:

  • death or personal injury caused by negligence;
  • fraud or fraudulent misrepresentation; or
  • breach of rights which cannot legally be excluded.

If you are purchasing as a consumer, we are not responsible for business losses such as loss of profit, revenue, business opportunity or commercial interruption.

We are responsible for losses that are a foreseeable consequence of our breach of contract or failure to use reasonable care and skill.

18. EVENTS OUTSIDE OUR REASONABLE CONTROL

We are not responsible for delays or failures caused by events outside our reasonable control.

These may include severe weather, road closures, transport disruption, courier disruption, industrial action, natural disasters or other circumstances we could not reasonably prevent.

If such an event causes a significant delay, we will contact you and take reasonable steps to minimise the effect.

Your statutory rights remain unaffected.

19. WEBSITE USE AND INTELLECTUAL PROPERTY

The content on this website, including our branding, photographs, copy, graphics, videos and designs, belongs to us or is used by us with permission.

You may use our website for personal, non-commercial purposes.

You must not copy, reproduce, commercially exploit or distribute our website content without permission, except where permitted by law.

20. PRIVACY

We process personal information in accordance with our Privacy Policy.

Payment information may also be processed by Shopify and relevant payment providers in order to process your transaction.

21. CHANGES TO THESE TERMS

We may update these Terms & Conditions from time to time.

The terms applying to your purchase will normally be those in force when you placed your order, unless a change is required by law or is expressly agreed with you.

22. GOVERNING LAW

These terms are governed by the laws of England and Wales.

If you live elsewhere in the United Kingdom, you retain any mandatory consumer protections that apply to you and may have the right to bring proceedings in the courts applicable to where you live.
